Built on the Fly: Retrofitting a Box Gutter to an Elevated Insulated Roof

In construction, plans sometimes change mid-flight. And when they do, the difference between a mess and a masterpiece comes down to experience.

That’s what happened on this recent build, an elevated insulated patio roof using fascia brackets, with a box gutter added after the main structure went up.

Not ideal? Definitely.

Achievable? Absolutely, with the right hands on the tools.

The Build: Elevated Insulated Roof on Fascia Brackets

This was a clean, modern install using insulated roofing panels supported by elevated fascia-mounted brackets, a smart choice when you want airflow and clearance without bulky posts in front of windows or walkways.

The insulated roof offers:

A crisp ceiling-like finish underneath

Built-in thermal protection (cooler underfoot and overhead)

No need for battens or separate ceiling lining

Clean span capacity and fast install

But there was one twist…

The Change: Adding a Box Gutter Mid-Build

Originally, this project wasn’t going to include a box gutter against the house. But the client decided to fall the roof back to the house, we saw water movement from two intersecting rooflines, it became clear, a standard apron flashing wasn’t going to cut it.

We needed to capture that flow, properly, and divert it into stormwater.

The challenge?

Box gutters are normally installed before the roof sheets go on.

Installing one afterward means:

 Working under completed roofing

 Modifying flashings and seals

 Creating custom dropper penetrations

 Ensuring water tightness without factory-finished edges

Not a task for the faint-hearted, or the underqualified.

The Solution: Skilled Retrofit, Seamless Result

Our crew tackled it head-on. With careful cutting, sealing, and bracket work, we retrofitted a custom box gutter between the fascia brackets and house wall. It now captures all flow from both roof directions and channels it neatly out through a dropper into existing stormwater.

The result?

 Leak-free

 Council-compliant

 Looks like it was always there
